Why the standard builder-grade deadbolt fails
Most Treasure Coast new-construction homes ship with Grade 3 deadbolts and strike plates held in with 1/2-inch screws. Here is why that is not enough.
Real failure modes we see in the field

- Strike plate torn out of the jamb because the factory screws only bit the door stop, not the framing stud. Our strike install uses 3-inch screws into the king stud.
- Oceanfront home in Vero Beach had a standard zinc-alloy deadbolt that corroded through in 18 months. Replaced with PVD Schlage B660P.

Grade 1 vs Grade 2 vs Grade 3 deadbolts explained
The BHMA/ANSI A156.5 standard grades residential and commercial deadbolts on three tests: operational cycles, security attacks, and torque resistance. Grade 1 is the highest. Grade 3 is the lowest.
Grade 3 deadbolts - what you find on most big-box shelves for $29 - survive 250,000 operational cycles, a 2-minute security attack, and 225 in-lb of torque. Grade 1 deadbolts survive 1,000,000 operational cycles, a 10-minute security attack, and 360 in-lb of torque. That is a 4x durability difference and a 5x attack-resistance difference for maybe $60 more per lock.
Brand matters as much as grade. Schlage B-series (B60N, B660P, B6600) are our default Grade 1 deadbolts for residential use because they are easy to service, widely stocked, and available in every finish. Medeco Maxum is the step up for homeowners who want pick resistance and restricted keyway protection. Mul-T-Lock Hercular is another step up with a patented 5-pin-plus-dimples keyway that has no known field attacks.
The strike plate and frame reinforcement matter just as much as the cylinder. A Grade 1 deadbolt bolted into a jamb with 1/2-inch screws is only as secure as the 1/2-inch screws. We use 3-inch #10 screws that penetrate the king stud behind the jamb, turning the whole wall into the anchor.
For fiberglass and hollow-metal doors we also install a wraparound door reinforcement plate ("Door Armor" or similar) that distributes pry force across a larger area.
On Treasure Coast coastal homes we add two more considerations. First, finish. Within three blocks of the beach, salt air corrodes standard zinc-alloy and chrome finishes within 12-24 months.
We spec PVD-coated or solid-brass hardware that survives 1,000+ hours of ASTM B117 salt spray testing. Second, code. Florida Building Code section 1609 and Miami-Dade NOA require specific impact-rated hardware on coastal entry doors.
Not every Grade 1 deadbolt passes the NOA test - we only install ones that do.

Deadbolt selection tips
- Always buy Grade 1 or Grade 2 for exterior doors. Grade 3 is a security theater item. The cost delta is about $60 per lock.
- Spec a reinforced strike plate with 3-inch screws. This is the single highest-leverage upgrade after the deadbolt itself.
- On coastal homes within 3 blocks of the beach, insist on PVD-coated or solid-brass finish. Standard zinc fails in 18 months.
- If you have valuables or want maximum pick resistance, upgrade to Medeco M3 or Mul-T-Lock MT5+. Adds $150-$200 but defeats virtually all non-destructive attacks.
- Match the backup cylinder of any smart lock to your other deadbolts so everything works on one physical key for emergencies.
- Check your HOA hardware specs before buying. Many Treasure Coast associations require specific finishes and can reject non-conforming installs.

Can you install a deadbolt on a fiberglass front door?
Yes. Fiberglass front doors are standard on Treasure Coast new construction. They accept the same 2-1/8 inch cross-bore as wood doors.
We install the deadbolt, upgrade the strike plate, and optionally add a wraparound reinforcement plate on the latch side to distribute pry force on the hollow core.
Do you install deadbolts on impact-rated hurricane doors?
Yes. Impact-rated front doors require hardware that has passed Miami-Dade Product Approval (NOA). We stock Schlage B660P, Kwikset Signature Series, and Baldwin Estate models that pass the NOA and we only install NOA-approved hardware on impact doors.
Installation takes the standard 45 to 75 minutes.
What brands of deadbolts do you stock?

Can I buy the deadbolt myself and just hire you to install?
Yes. We install homeowner-supplied hardware for a flat labor rate of $95 to $145 per lock depending on door type. That said, we often recommend buying through us because we get better trade pricing on Grade 1 hardware than the big-box retail price, so the total job cost is often the same or lower.
How do I know if my door has the right prep for a deadbolt?
Standard residential prep is a 2-1/8 inch cross-bore through the door face and a 1-inch edge bore for the latch. Check with a tape measure. If your door is currently prepped for a single bore (handle only), we can add the deadbolt bore onsite in 15 minutes with a hole saw.
If the door is solid wood, steel, or fiberglass with a foam core, this is routine.
What is a reinforced strike plate and why does it matter?
A reinforced strike plate is a beefier steel plate that replaces the standard builder strike, mounted with 3-inch wood screws that penetrate the framing stud instead of just the jamb. This turns the whole wall into the anchor for the deadbolt. In a pry attack, the strike is the weakest point - upgrading it doubles or triples the attack resistance.
Can you match my existing lock finish?
Yes. We stock satin nickel, polished brass, oil-rubbed bronze, PVD Life Satin Brass, matte black, aged bronze, and polished chrome in every major brand. If you have an unusual finish (antique copper, Venetian bronze), we can usually order the matching deadbolt within 2 business days.
Do you install deadbolts that are keyed alike to existing locks?
Yes. We can either rekey the new deadbolt to match your existing key, or rekey all existing locks to match the new deadbolt. Matched keying is the default for new installs and costs nothing extra.

How long does deadbolt installation take?
About 30 to 60 minutes for a single deadbolt install on an existing prep, plus 15 minutes of strike plate upgrade and testing. First-time deadbolt installations on doors without the prep take 60 to 90 minutes because of the hole cutting. Most jobs finish in an hour.
Will the deadbolt work with my smart lock app?
Most Grade 1 deadbolts are mechanical and have no smart features. If you want a smart deadbolt with app control, we install Schlage Encode, Yale Assure SL, and Kwikset Halo. These combine a Grade 2 or Grade 1 mechanical deadbolt with a keypad and a Wi-Fi or Bluetooth module.
Installation adds about 20 minutes for app setup.
