Commercial door hardware code and quality
Commercial door hardware is governed by three systems on the Treasure Coast: NFPA codes, ANSI/BHMA grading, and Florida Building Code.
NFPA 80 covers fire door assemblies. Every hardware item on a labeled fire door must itself be UL-listed for that application. Closers must be UL-listed and rated for the fire door's rating.
Hinges must be UL-listed steel, typically ball-bearing. Gasketing must be intumescent if the door is rated over 20 minutes. Substituting an unlisted closer is a citation.
NFPA 101 (Life Safety Code) covers means of egress. Panic hardware is required on assembly, educational, and high-occupancy spaces where more than 50 people may be present. The hardware must open the door with a single motion and unlatch with 15 lbf or less of force.
ANSI/BHMA A156 grades commercial hardware. Grade 1 is the top tier for commercial durability. Von Duprin 98/99 exit devices, LCN 4040XP closers, Schlage L-series mortise locks, Best 9K cylindrical locks, and Corbin Russwin CL3300 are all Grade 1 commercial workhorses.
Grade 2 is lighter commercial or heavy residential. Grade 3 has no place in a commercial installation.
ADA 404 sets opening force and maneuvering clearance. Interior non-fire doors must open with 5 lbf or less. The opening force is measured at the pull side with a calibrated push-pull gauge.
Door closer spring size must be adjusted to meet the spec; you cannot just install a Size 4 closer and hope. On fire doors, exterior doors, and exterior gates, different force limits apply but the hardware still must be selected for ADA compliance where required.
Beyond code, the brand matters. A Von Duprin 98 exit device lasts 20 years in high-traffic use. A cheap off-brand exit device from a generic supplier fails in 18 months.
An LCN 4040XP closer is rebuildable indefinitely; we have customers running closers we installed 15 years ago. The cost delta is small, and the life-cycle math strongly favors the Grade 1 brands.

- For fire doors, verify UL listing of every hardware item annually as part of NFPA 80 inspection.
- Adjust ADA door force twice a year. Closer springs drift as oil viscosity changes with temperature.
- Document every hardware install with brand, model, serial, and finish. It matters for warranty and re-keying.

Yes. We replace LCN, Norton, Sargent, and Yale closers with matching Grade 1 replacements. Most closer jobs finish in 60 to 90 minutes including adjustment.
For fire-rated doors we only use UL-listed closers, documented on the invoice.
Can you install a Von Duprin panic bar?
Yes. Von Duprin 98/99 rim devices are our daily install. We also do Von Duprin SVR (surface vertical rod), CVR (concealed vertical rod), and 33A/35A narrow stile.

Yes. We repair fire door hardware with UL-listed components and can document the work for your annual NFPA 80 inspection. We do not perform the inspection itself unless specifically contracted, but our repair documentation is sufficient for most fire marshal reviews.
Can you fix a broken panic bar dogdown?
Yes. The dogdown feature on Von Duprin exit devices can fail from wear or from forced entry. We rebuild with OEM parts on most models, or replace the full chassis if the housing is damaged.

Yes. Pivot bearings on aluminum storefront doors wear out every 5 to 10 years depending on traffic. We replace with matching Jackson, Rixson, or Dor-O-Matic pivots.

Can you weld a damaged hollow metal door frame?
Yes. Strike reinforcement welding, hinge reinforcement, and frame edge repair are all in scope. For extensive frame damage we sometimes recommend full frame replacement; we'll document the decision and the cost trade-off.
Do you handle electric strikes and magnetic locks?
Yes. We install Von Duprin 6000 series, HES 1006, Folger Adam 310, Adams Rite 7140, and most 600-1200 lb mag locks. Integration with REX (request to exit), DPS (door position switch), and access control panels is included in scope.
Can you bring a door up to ADA compliance?
Yes. We measure opening force with a calibrated gauge and adjust closer spring size to meet the 5 lbf requirement on interior non-fire doors. We can also change out round knobs for ADA-compliant lever hardware and adjust threshold height.

Can you install commercial mortise locks?
Yes. Schlage L-series, Corbin Russwin ML2000, Sargent 8200, Yale 8800, and Best 45H mortise locks are all in our standard install scope. Mortise locks require a deeper door prep than cylindrical locks and are the strongest commercial lockset design.
Do you do after-hours emergency door repair?
