Fire door repair requirements and procedures

Fire door repair differs from standard commercial door work because the fire rating must be preserved throughout any maintenance. This affects parts selection, documentation, and procedures.

UL-Listed Parts Only: Every component installed on a fire door must be UL-listed (or equivalent approved listing) for fire door application. This means Von Duprin exit devices with fire rating, LCN closers with fire rating, ball-bearing hinges, and UL-listed electric strikes. Non-rated parts invalidate the door's fire rating regardless of quality.

Label Preservation: The UL label is the proof of fire rating. Damaged, painted-over, or removed labels create compliance issues. When painting walls near fire doors, labels must be masked.

When labels become damaged, they can sometimes be replaced by the manufacturer with documentation, but otherwise the door loses its rating.

Closer Service: Fire doors must self-close from any open position. Failing closers are the most common fire door deficiency. Rebuild with OEM UL-listed parts is standard repair.

Adjustment of sweep, latch, and spring size to ensure positive self-closing and latching.

Gasket and Seal Replacement: Smoke gasketing (typically silicone) seals the perimeter of fire doors to prevent smoke passage. Intumescent seals expand when heated to seal gaps during fire. Both must be present, continuous, and undamaged on rated doors.

Clearance Correction: Excessive clearance gaps (over 1/8" on head and jambs, over 3/4" at floor) create fire passage paths and require correction. Methods include threshold adjustment, door planing, frame shimming, or door replacement depending on severity.

Frame Repair: Damaged frames from forklift impact, settlement, or modification need repair or replacement. Welded steel frames can be repaired with welding to reinforce. Frame replacement is required for severe damage that affects structural integrity or anchor points.

Hardware Replacement: When hardware fails on fire doors, replacement must be UL-listed equivalent. Same brand, model, or approved substitute. Don't assume residential-grade hardware works - it doesn't for fire rating.

Field Modifications Not Allowed: Extra holes for peepholes, mail slots, or through-door hardware invalidate fire rating unless factory-done. Retrofitting fire doors with added features generally voids rating. Plan accessories at door selection, not retrofit.
