What sets coastal Florida residential locksmithing apart

Coastal Florida is one of the hardest environments in the country on door hardware. Two forces work against every lockset installed near the water.

The first is hurricane code. Florida Building Code section 1609 and the Miami-Dade Product Approval system set performance requirements for impact-rated entry doors and the hardware that locks them. Not every Schlage or Kwikset SKU qualifies.

A coastal lockset must pass large-missile impact testing and cyclic wind pressure testing, and the strike plate and frame reinforcement matter as much as the cylinder.

The second is salt air. ASTM B117 salt spray testing shows standard zinc-alloy locksets corroding within 400 to 600 hours of exposure, which on the Treasure Coast translates to 12 to 24 months for an oceanfront home. Galvanic corrosion between dissimilar metals accelerates the failure. PVD-coated brass and solid 316 stainless are the only finishes we recommend within three blocks of the beach.

We spec hardware accordingly. For an oceanfront Vero Beach home we might install a Schlage B660P deadbolt in PVD Life Satin Brass on a reinforced strike, paired with a Von Morris handle set in matching finish. For a Tradition home five miles inland, a standard Schlage BE469 Encode smart lock is perfectly appropriate.

The other piece is rekeying. Every lock cylinder contains a stack of pin tumblers cut to a specific key bitting. Rekeying swaps those pins to match a new key, which instantly defeats every old key without replacing the lock itself.
